Find Your Grants by Situation
Rather than reading through every scheme, start from where you are:
- First-time buyer of a new build: Help to Buy (up to €30,000 tax rebate) and the First Home Scheme (up to 30% state equity) can be used together — see the section below.
- Existing homeowner, pre-2011 house: SEAI Better Energy Homes covers insulation, heat pumps, and solar regardless of income — see our full SEAI grants guide.
- Receiving Fuel Allowance, Disability Allowance, Carer's Allowance, or similar payments: the SEAI Warmer Homes Scheme funds upgrades completely free, with no co-payment — see our Warmer Homes guide.
- Own or are buying a property that's been vacant 2+ years: Croí Cónaithe offers up to €70,000 for derelict properties — see our vacant property grants guide.
- Landlord: most owner-occupier grants (SEAI BEH, Warmer Homes, Croí Cónaithe, Help to Buy) don't apply to rental property, but the Repair and Leasing Scheme and Vacant Above the Shop grant do.
- Renter: the Rent Tax Credit, Housing Assistance Payment (HAP), Cost Rental schemes, and the Housing Adaptation Grant (with landlord consent) are all available — see our full FAQ.
- Older person or someone with a disability, adapting an existing home: Housing Adaptation, Mobility Aids, and Housing Aid for Older Persons grants — see our Housing Adaptation guide.

SEAI Energy Grants — The Largest Scheme
The Sustainable Energy Authority of Ireland (SEAI) administers Ireland's flagship home energy grant programme, with over 100,000 homes upgraded in recent years. In brief: Better Energy Homes covers insulation, heat pumps, and solar for any pre-2011 owner-occupied home (no income test), while the Warmer Homes Scheme provides the same works completely free to households on qualifying social welfare payments. See our full SEAI grants guide for every scheme, amount, and eligibility rule — including dedicated guides to insulation grants, approved contractors, and grants for boilers.
Vacant Property Grants
Ireland has tens of thousands of long-term vacant properties, and several schemes target them specifically. Croí Cónaithe is the flagship: up to €50,000 for a property vacant 2+ years, or up to €70,000 if it's on the derelict sites register, with no means test and a 10-year clawback if sold early. It can be combined with SEAI energy grants. See our full vacant property grants guide for Croí Cónaithe, Vacant Above the Shop, and the Repair and Leasing Scheme.
Vacant Above the Shop Grant
Commercial property owners can access up to €95,000 per unit to convert vacant upper floors into residential accommodation. Particularly valuable for town centre regeneration. See our Vacant Above the Shop guide.
Repair and Leasing Scheme
The Repair and Leasing Scheme provides up to €80,000 in repair funding for vacant properties, recouped via rental income when the property is leased to the local authority for social housing. See our Repair and Leasing guide.
First-Time Buyer Grants
Ireland has two main State-backed schemes specifically for first-time buyers of new homes, and they can be used together.
Help to Buy (HTB)
The Help to Buy scheme allows first-time buyers to claim a rebate of income tax paid over the previous four years, up to a maximum of €30,000, against the deposit on a new home costing up to €500,000. This is a Revenue-administered tax rebate — not a loan — and does not need to be repaid. See our Help to Buy guide.
First Home Scheme (FHS)
The First Home Scheme is a shared equity scheme where the State takes an equity stake of up to 30% of the property value, bridging the gap between your mortgage + deposit and the purchase price. No monthly repayments are due until you sell or remortgage. See our First Home Scheme guide.
Disability and Adaptation Grants
Three local authority grants support people with disabilities or older persons to adapt their homes:
- Housing Adaptation Grant: Up to €30,000 for major adaptations (stairlifts, wet rooms, extensions for wheelchair access)
- Mobility Aids Grant: Up to €6,000 for grab rails, access ramps, level access showers
- Housing Aid for Older Persons: Up to €8,000 for repairs and improvements
All three are means-tested and administered through local authorities. See our Housing Adaptation Grant guide.
How to Stack Multiple Irish Property Grants
Many Irish property grants are designed to be combined. The most powerful combinations in 2026:
- Croí Cónaithe + SEAI BEH: Up to €70,000 + €50,000 = €120,000 for a derelict property
- Help to Buy + First Home Scheme: Both available simultaneously for new builds
- SEAI BEH + Home Energy Upgrade Loan: Grants cover a portion; loan covers the rest at below-market rates
- Croí Cónaithe + Help to Buy + SEAI: Theoretically possible for a derelict property being converted to a new habitable home
Use our grant finder to automatically identify which combinations apply to your specific property.

Frequently Asked Questions
Are Irish property grants taxable?
Generally, grants received for works on your principal private residence are not taxable income. SEAI grants and Croí Cónaithe are not treated as income. Help to Buy is a tax rebate. Landlords receiving grants for rental property works should consult a tax adviser, as these may affect the deductibility of renovation costs. See our full FAQ for more detail.
What is the maximum total Irish property grant I can get?
The theoretical maximum across all stackable schemes is approximately €142,000: Croí Cónaithe (€70,000) + SEAI One Stop Shop (€50,000) + Help to Buy (€30,000) — though each scheme has its own eligibility rules. In practice, most homeowners are eligible for €10,000–€60,000. Use our grant finder for an accurate personalised figure.
Can renters get any Irish property grants?
Yes. Renters can access the Rent Tax Credit (up to €1,000 per couple per year), the Housing Assistance Payment (HAP), Cost Rental schemes, the Exceptional Needs Payment for deposits, and the Housing Adaptation Grant (with landlord consent). Select "Renter" in our grant finder for your personalised list.
