- External wall insulation — detached house: up to €14,000
- External wall insulation — semi-detached or terraced: up to €8,000
- Internal dry lining (IWI) — detached house: up to €6,000
- Internal dry lining (IWI) — semi-detached or terraced: up to €4,500
- Cavity wall insulation: up to €1,700
- Attic/roof insulation: up to €2,000
These are administered through the SEAI Better Energy Homes scheme. There is no limit on claiming more than one insulation measure — most homes doing a fabric upgrade combine attic insulation with either cavity, external wall, or internal dry lining insulation depending on the wall construction.
Which wall insulation type applies to my house?
The right grant depends on how your walls are built:
- Cavity walls (most homes built after the 1940s, with a gap between two masonry leaves): cavity wall insulation, the cheapest and fastest option — insulation is pumped or blown into the existing cavity.
- Solid walls (common in older or rural stone-built homes with no cavity): need either external wall insulation (EWI) or internal dry lining (IWI), since there's no cavity to fill.

How to apply
- Confirm your wall construction type (cavity vs solid) with a registered contractor or BER assessor
- Get quotes from one or more SEAI-registered contractors
- Apply for provisional grant approval at seai.ie before works begin
- Have the works completed by the registered contractor
- The contractor typically submits the claim on your behalf, deducting the grant from your invoice
What BER rating do I need for an SEAI insulation grant?
There is no minimum BER requirement for standard SEAI insulation grants under Better Energy Homes — any pre-2011, owner-occupied home can apply regardless of its current rating. If you go the One Stop Shop route (which bundles insulation with other measures at higher grant rates), the target outcome is a BER of B2 or better after all works.
Can I claim more than one insulation grant on the same house?
Yes. There is no cap on the number of different insulation measures you can claim — a home could claim for cavity wall insulation, attic insulation, and external wall insulation all on the same application round, in addition to non-insulation measures like a heat pump or solar PV.
What is the difference between external wall insulation and internal dry lining?
External wall insulation (EWI) wraps the outside of the building in an insulated render system — it doesn't reduce internal floor space and typically has the highest grant amount, but changes the building's external appearance. Internal dry lining (IWI) insulates from inside each room instead, which is cheaper and faster to install but reduces internal floor area slightly and requires rooms to be cleared during works.
