The Sustainable Energy Authority of Ireland (SEAI) is Ireland's national energy authority, responsible for promoting and supporting the transition to clean, affordable energy. SEAI administers the Irish government's residential home energy grant programme — the largest property grant programme in the country by volume.
In 2026, SEAI manages several distinct schemes, each targeting different household circumstances and retrofit depths. Over 100,000 Irish homes have received SEAI support in recent years.
SEAI Better Energy Homes (BEH) Grant
The Better Energy Homes grant is the most widely used SEAI scheme. It provides direct grants to owner-occupiers of pre-2011 homes for energy efficiency measures. You engage a registered SEAI contractor yourself, complete the works, and claim the grant afterwards.
Grant amounts (2026)
- Heat pump (air-to-water): up to €6,500
- Heat pump (air-to-air): up to €3,500
- External wall insulation — detached: up to €14,000
- External wall insulation — semi-detached or terraced: up to €8,000
- Cavity wall insulation: up to €1,700
- Internal dry lining (IWI): up to €6,000 (detached) / €4,500 (semi)
- Attic/roof insulation: up to €2,000
- Solar photovoltaic (PV): up to €1,800
- Solar thermal (hot water): up to €1,200
- Heating controls upgrade: up to €700
- BER assessment: €50
There is no cap on the total number of measures claimed. A home doing external wall insulation, attic insulation, a heat pump, and solar PV could claim approximately €20,000+ through BEH alone.
BEH eligibility
- Home must have been built before 2011
- Must be your principal private residence (owner-occupied)
- Works must be carried out by a registered SEAI contractor
- No minimum BER requirement — any existing BER can apply
SEAI One Stop Shop Service
The One Stop Shop is an enhanced version of the Better Energy Homes grant that dramatically simplifies the retrofit experience. Rather than engaging contractors yourself, a single registered One Stop Shop provider manages your entire retrofit journey — from assessment to completion.
Key features:
- Higher grant rates than standard BEH (often 20–30% more)
- Up to €50,000 in total SEAI support
- Target outcome: a minimum BER of B2 after works
- Single point of contact manages all contractors and paperwork
- Can combine with the Home Energy Upgrade Loan to cover costs not met by grants
The One Stop Shop is the recommended route for homes at BER C, D, E, F, or G that want a deep retrofit.
SEAI Warmer Homes Scheme
The Warmer Homes Scheme provides completely free energy upgrades to households in energy poverty. Unlike Better Energy Homes, there is no co-payment — SEAI arranges and funds everything at zero cost to the homeowner.
Works provided free
- Attic and wall insulation
- Draught-proofing
- Heating system upgrades
- Lagging jacket for hot water cylinder
- LED lighting
- In some cases: windows and doors
Warmer Homes eligibility
- Must be the owner-occupier
- Must receive Fuel Allowance, Working Family Payment, One-Parent Family Payment, Disability Allowance, Carer's Allowance, Domiciliary Care Allowance, or Job Seeker's Allowance (6+ months with a child under 7)
- Home must have a BER of E, F, or G

Home Energy Upgrade Loan
The Home Energy Upgrade Loan is not a grant but complements SEAI grants by providing below-market interest rate loans to cover the portion of retrofit costs not met by grants. Key features:
- Loan amounts: €5,000–€75,000
- Terms: 1–10 years
- Interest rates significantly below standard personal loan rates
- Available for owner-occupiers and private landlords
- Available through participating banks and credit unions
Combining the SEAI One Stop Shop (up to €50,000 grant) with the Home Energy Upgrade Loan makes deep retrofits financially accessible for most households.
SEAI Better Energy Communities
The Better Energy Communities programme funds large-scale energy upgrade projects that benefit entire communities — including rental properties, community buildings, and commercial properties that are excluded from standard SEAI residential grants. Projects are typically led by local authorities, community organisations, or approved housing bodies.
Combining SEAI Grants with Other Schemes
SEAI grants are designed to be combined with other government support:
- SEAI BEH + Croí Cónaithe: Both can apply to the same property — Croí Cónaithe covers structural and general renovation, SEAI covers energy-specific measures
- SEAI + Home Energy Upgrade Loan: Grants + loan = full retrofit funding
- SEAI + Vacant Above the Shop: Energy upgrades on a converted commercial property can use both schemes
How to Apply for SEAI Grants
- Check your eligibility at seai.ie or use our grant finder
- Get a BER assessment to understand your starting point (optional for BEH, required for One Stop Shop target)
- Choose a registered SEAI contractor from the SEAI register
- Get quotes and agree on works
- Apply for provisional grant approval at seai.ie (for some measures)
- Have works completed by the registered contractor
- Contractor submits claim on your behalf — SEAI pays the grant directly to them, reducing your invoice
What BER rating do I need for SEAI grants?
For the standard Better Energy Homes grant, there is no minimum BER — any pre-2011 owner-occupied home qualifies. For the One Stop Shop enhanced service (higher rates, up to €50,000), the target outcome is a BER of B2 or better after works. For the Warmer Homes Scheme (free upgrades), you must currently have a BER of E, F, or G.
Can I get SEAI grants for a rental property?
Standard SEAI Better Energy Homes and Warmer Homes grants are for owner-occupied homes only. The Home Energy Upgrade Loan is available for rental properties. The Better Energy Communities programme can cover rental properties when organised collectively. The Repair and Leasing Scheme may also fund energy improvements on vacant properties being brought back into rental use.
How long does it take to receive SEAI grant money?
For Better Energy Homes, the grant is typically paid 4–12 weeks after a successful claim following completion of works. For Warmer Homes, due to contractor waiting lists, there can be a wait of months or more before works begin. For the One Stop Shop, timelines vary by provider but the process is typically smoother due to the single-contractor model.
