First Home Scheme

State equity of up to 30% for first-time buyers. Wicklow property prices are among the highest outside Dublin — the First Home Scheme helps close the gap for buyers in Bray, Greystones, and the north Wicklow commuter belt.

SEAI Better Energy Homes

Typically €20,000–€25,000+ in grants via the One Stop Shop. Wicklow's mix of older town houses, rural cottages, and upland properties provides a wide range of SEAI eligibility. Bray and Wicklow town have significant stocks of older semi-detached homes.

Wicklow-Specific Considerations

Wicklow County Council

Wicklow County Council, headquartered in Wicklow town, covers the entire county — from Bray and Greystones on the Dublin border to Arklow, Baltinglass, and the upland areas. Apply to this council for locally administered grants.

North Wicklow commuter belt

North Wicklow — Bray, Greystones, Delgany, Kilcoole, Newtownmountkennedy, and Kilpedder — is one of the most expensive property markets outside Dublin. New residential development in these areas qualifies for both Help to Buy (up to €35,000) and the First Home Scheme (up to 30% equity). The D/DART rail connection makes north Wicklow particularly attractive to Dublin workers.

SEAI energy retrofits in older Wicklow properties

Bray's stock of Victorian and Edwardian terraced houses, and Wicklow's rural bungalows, are strong candidates for SEAI energy grants. Many Wicklow properties are not connected to mains gas, making heat pump installation (grants of up to €14,500 through SEAI) particularly relevant. The One Stop Shop service coordinates full retrofits, typically €20,000–€25,000 or more in grants for a whole-home upgrade.
