With new apartment prices frequently exceeding €400,000, the scheme's 30% equity stake can bridge a gap of up to €150,000. The Help to Buy scheme's €30,000 maximum is more limited relative to Dublin prices but remains valuable as a deposit contribution.
Dublin's SEAI energy upgrades
Dublin has a large stock of pre-1970s housing — terraced and semi-detached homes throughout Dublin 1–15 and the older suburbs. These homes typically have poor BER ratings (D, E, F, G) and are strong candidates for SEAI energy grants. External wall insulation is particularly common in older Dublin terraces.
